Terms and conditions

 

ACCEPTANCE OF TERMS & CONDITIONS: When you make your reservation, you will be requested to pay a 20% deposit for the apartment you have booked with Luxury Apartments. In the event you make your reservation/booking within 20 days from your arrival you are due to pay 100% of the rental amount at once. When doing so this becomes a binding agreement which states the terms and conditions concerning this rental between you the Guest and Luxury Apartments. Your deposit payment constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed herein.


PAYMENT POLICY: Twenty per cent (20%) of your rent (deposit) is due when making your reservation/booking, payable with any of our payment services. The balance due for rent must be paid in full latest 20 days prior to your arrival by logging on to our website any paying the balance (80%) with any of our payments services. In the event you make your reservation/booking within 20 days from your arrival you are due to pay 100% of the rental amount at once.


CANCELLATION POLICY: If you cancel more than 20 days prior to your arrival date, 100 per cent of your total rent minus a administrative fee of €60 will be refunded to you. If you cancel between 20 and 10 days prior to your arrival date, 80 per cent of your total rent will be refunded to you and 20 per cent (the deposit) of your total rent will be retained by Luxury Apartments. If you cancel later than 10 days of your arrival date, Luxury Apartments will retain 100 per cent of your total rent as full liquidated damages. CAPACITY OF APARTMENTS: The total number of persons allowed to sleep in the apartment at any one time is restricted to the number of persons scheduled and paid for, based on two persons per bedroom. Should a group misrepresent themselves, they will be required to pay € 90 per excess person and night, or shall vacate the apartment immediately without refund. Exceptions to this Term are made only for infants under 2 years of age.


DAMAGES & OUTSTANDING BILLS: You as the Guest agree to take the responsibility to ensure that your family and other guests in your party adhere to the rules and regulations affecting your apartment. All apartments are fully furnished, including an ample supply of bed linens and towels for Guest’s use. All normal utilities are included in your rental price. Locked pantries and closets are reserved for the use of Luxury Apartments and are not included in this rental. Rearranging the furniture or removing any items from the apartment is prohibited. You hereby agree to pay Luxury Apartments for any breakage, damage, missing items, additional cleaning for the apartment left abnormally dirty, replacement costs for all damages to personal property or to the real estate, charges incurred before, during or after your stay which may occur as a result of your occupancy, excluding normal wear and tear. Payment shall be made latest on the day of departure. In the event that you, the Guest, has failed to report and paid for such damage and/or outstanding bills, you hereby give your approval and consent for Luxury Apartment to charge the amount to your (the Guest’s) credit card.


CHECK-IN and CHECK-OUT TIMES: The guests must vacate their apartment no later than 11.00, and check-in time is 16.00. Failure to check out of your apartment at 11.00 sharp may result in a € 250 penalty charged to Guest. Check-in and check-out times are strictly enforced at our apartments. If you would like a later check-out time, you are required to check with our office during your stay to see if another group is arriving the day you leave. If not, you might be able to stay on later into the afternoon at no charge, but you are required to get prior permission to stay later than the published check-out time.


NO SMOKING: This apartment caters to guests with allergies, therefore smoking indoors is strictly forbidden. It is only allowed on the street. Smoking indoors renders you responsible to bare all cost for sanitation of the affected area as well as responsible for losses accured should groups checking in after you refuse occupancy as a result of smell.


NO PETS: Pets of any kind are NOT allowed in the Apartment without specific written permission from Luxury Apartments (granted prior to arrival). A pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit.


COMPLAINTS AND MAINTENANCE: Luxury Apartments shall make every effort to keep the apartment and their inventories in good working order. In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. We reserve the right to be allowed several hours (up to 24 hours) to cure a reported problem. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, internet service, water, jacuzzi pool filtration systems, hot tubs, air conditioning, television or cable service, appliances, etc. It is the Guest’s obligation to report any problems or damage to their apartment IMMEDIATELY to us.


ENTRY INTO THE APARTMENT: Luxury Apartments staff and maids reserves the right to enter your apartment to perform their duties such as maid service and any repairs necessary. We will make every effort to schedule such brief showings at a time convenient to you, to respect your privacy, and not interrupt your stay.


DRUGS AND HAZARDOUS MATERIALS: Guest and members of his party shall not use or permit to be brought into any apartment any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.


APARTMENT KEYS: Luxury Apartments shall charge Guest € 30 for each set of lost or mishandled keys.


LIABILITY: Luxury Apartments is acting hereunder as agent for accommodations, and assumes no liability for property loss or damages, nor liability for injury, accidents, delay, or irregularity which may be occasioned either by reason of defect in any vehicle or the acts of any company or persons engaged in conveying passengers to or from their apartment. Transportation (airlines, ferries, charter vessels, rental cars and taxis) is supplied by providers who operate independently of Luxury Apartment. We assume no responsibility, therefore, for any loss, injury, or damage to person or property because of the acts of those providers. Furthermore, Guest is responsible for his apartment during occupancy, must lock apartment’s windows and doors securely at all times when not on the premises, and must exercise care in securing all personal property. All Luxury Apartments are privately owned. The apartment owner and Luxury Apartment reserve the right to refuse service or rentals to anyone at their complete discretion.


PARTIES ARE STRICTLY FORBIDDEN: Luxury Apartments grants the Guest the opportunity to invite friends and acquaintances to the apartment for dinners gatherings only. Guests shall be sufficiently quiet and peaceful, so as not to disturb other residents of the building, particularly after 22.00 at night. After midnight (24.00) only guests scheduled and paid for are allowed on the premises. Parties are strictly forbidden. Evidence of a party in the apartment will cause immidiate eviction, and forfeiture of Guest’s entire rent and deposit. Disturbances will cause immediate eviction, and forfeiture of Guest’s entire rent and deposit. Afterparties is strictly forbidden. Evidence of an afterparty and/or guests not scheduled and paid for sleeping in the apartment will cause immidiate eviction and forfeiture of Guest's entire rent and deposit

 

SECURITY DEPOSIT: ID and credit card will be registered at arrival as security for disturbances, damages and outstanding bills with the amount of €800.
If no credit card is available cash is required. The deposit will be refunded to you at the time of checkout after inspection of the property. Please note that when making your deposit with credit card it takes approx 5 business days from departure for the banks to release the funds back to your account.

 

GOVERNING LAW: In any dispute arising out of this rent agreement, the laws of Sweden shall apply and the prevailing party shall recover its costs, expenses and attorneys’ fees.


This becomes a binding agreement when you make your rental deposit and constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed above.
